Terms and Conditions
The following terms and conditions are strictly implemented for check-in guests.
1. Guest Registration
The resort is only authorized to accommodate properly registered guests. Guests must present a valid passport for foreigners or a valid government ID/passport for local residents upon check-in. Refusal or inability to present valid identification may result in denial of the reservation without refund. Guests with online reservations must also present the credit card used for booking at check-in.
It is your responsibility to ensure that you and your party obtain the necessary inoculations, medical advice, valid passports, visas, and other travel requirements before the holiday commences.
2. Cancellation & Payment Policy
Reservation & Deposit
- A reservation is considered confirmed only after a 100% deposit of the total booking amount is received.
- The resort reserves the right to cancel the booking if payment is not received by the agreed-upon due date.
Payment Methods
- Bank Transfer – International transfers must be sent net of all bank fees.
- Wise Transfer – International transfers accepted via Wise.
- Thai QR Code Payment – Thai domestic QR payments accepted.
- Credit Card – 2C2P Secure Payment Link:
- Credit card payments can be made via secure 2C2P payment link.
- A 3.5% transaction fee applies to all payments made via this method.
- This fee is non-refundable in case of cancellation, refund, or chargeback, as it is charged by the payment gateway provider.
Cancellation Policy
- Free cancellation for cancellations made at least 15 working days prior to arrival.
- 30% of the total booking amount will be charged for cancellations made 7–15 working days prior to arrival.
- No refund (100% charge) for cancellations made less than 7 working days prior to arrival.
- In case of no-show, 100% of the booking amount will be charged.
- No refund will be given for cancellations made during the stay.
Rebooking Policy
- Rebooking requests must be made at least 15 working days prior to arrival.
- Rebooking is subject to availability.
- If the new booking dates have a higher rate, the price difference must be paid.
- If the new booking is at a lower rate, the difference will not be refunded but may be used as credit during the stay.
Date Changes
- Date changes must be requested via email: rsvn@mayaresortsamui.com.
- Changes are subject to availability and rate differences.
- If the guest shortens their stay, unused nights are non-refundable.
Arrival & No-Show
- Rooms are held until 9:00 PM on the day of arrival.
- Failure to arrive without notice will be treated as a no-show and fully charged.
Check-In & Check-Out
- Check-in: After 2:00 PM
- Check-out: Before 11:00 AM
- Late check-out is subject to availability and additional charges.
Additional Charges
Lost key fee: 1,000 THB
Important Notes
- Guests must present a valid passport or ID upon check-in.
- The reservation holder and the credit card holder must be the same person and must be present at check-in.
- The resort reserves the right to refuse check-in if valid identification is not provided.
- Guests are responsible for ensuring all travel documents (passport, visa, medical requirements) are valid prior to arrival.
- All cancellation deadlines are based on Thailand local time (GMT+7).
3. House Rules & Additional Information
General Conduct
- Please do not leave food or rubbish inside the villa to avoid insects.
- Please respect other guests. No outdoor noise after 8:00 PM.
- Please lock doors at all times. Maya Resort Samui is not responsible for lost or stolen items.
Occupancy (Adults & Children)
For safety, insurance, and licensing reasons, each villa has a strict maximum occupancy, and children count as guests. Full details are available here: Occupancy & Children Policy.
Maximum Occupancy by Room Type
- Family Villa: maximum 4 persons
- 2-Bedroom Separated Room Villa: maximum 4 persons
- Garden View Villa: maximum 3 persons
- 2-Bedroom Private Pool Villa: maximum 5 persons
- 3-Bedroom Private Pool Villa: maximum 8 persons
Additional Guest Charges
If more guests arrive than confirmed in the reservation (but still within the maximum occupancy), additional charges apply, including for children.
- Additional child fee: 500 THB per child, per night (when not included in the confirmed reservation)
- This fee does not include an extra bed
- Extra bed: 300 THB per night, subject to availability
- Baby cots are free of charge, subject to availability
- If total guests exceed the villa maximum occupancy, a room upgrade may be required or check-in may be refused
Occupancy Notice: Maximum occupancy is strictly limited by villa type, and children count as guests. Please review our Occupancy & Children Policy before confirming your reservation.
Valuables
Guests are advised to keep valuables secured in their room safe. The resort is not responsible for loss due to guest negligence or lack of evidence against resort staff.
Smoking Policy
- NO SMOKING inside the villa.
- A cleaning fee of 5,000 THB will be charged if violated.
Durian Prohibition
- Eating durian in villas or balconies is prohibited.
- A deodorizing and cleaning fee of 5,000 THB will apply.
Toilet Usage Policy
- Do NOT flush toilet paper or any items into the toilet (Thai plumbing system).
- Only use the provided bins.
- A minimum fee of 5,000 THB will be charged for blockage and plumbing service, or the actual repair cost if higher.
Linen and Towels
Provided and changed every 3 days. More frequent changes may incur charges.
Parties and Functions
Functions and parties are not allowed in villas or premises. Only registered guests may occupy the villas. Visitor limits apply and are enforced.
Guests are responsible for following all resort regulations. Disruptive or dangerous behavior may result in reservation termination without refund. Guests are strongly advised to obtain travel insurance.
Night-time peace must be respected. Disturbing other guests is prohibited.
Damage & Loss
- Any damage to bedsheets, towels, kitchenware, furniture, sofa, or villa items will be charged accordingly.
- Charges will be deducted from the security deposit.
- If damages exceed the deposit, additional charges will apply.
Children Policy & Safety
- Children must be supervised by parents or guardians at all times.
- Any damages or rule violations caused by children are the full responsibility of the parents/guardians.
Pool Rules
Children must wear proper underwear or swim nappies when using the pool. In case of fecal contamination, the following charges apply:
- 15,000 THB – Pool water refill
- 10,000 THB – Chlorination & disinfection fee
Kids Club Policy
- The Kids Club is not a daycare facility.
- Staff provide supervision only and do not act as nannies or babysitters.
- Children under 2 years old must remain with a parent at all times.
Guest Responsibilities
Guests must observe these house rules. Violations may lead to termination of accommodation services before the agreed period ends.

By confirming a reservation and staying at Maya Resort Samui, guests agree to this Cancellation & Payment Policy.
Dog Policy – Important Information for Guests
We welcome dogs of all ages and sizes at our hotel! To ensure a comfortable and safe environment for all our guests, please follow the rules below:
- Leash Requirement: All dogs must be kept on a leash at all times while in public areas of the hotel. This is for the safety and comfort of other guests, including children and adults who may be afraid of dogs.
- Clean-Up: Owners are responsible for cleaning up after their dogs. Please dispose of waste in designated bins.
- Noise Control: Dogs that bark continuously and cause disturbances to other guests will not be allowed to stay.
- Pet Fee: A fee of 800 THB per day applies for each dog.
